Recreation Center Design

With the concept and business plan finalized, we are now moving into the design phase.

Architectural design of a tourist recreation center is the most crucial part of project development. This phase begins after the design concept and schematic design are completed. These services can be commissioned from Fantalis as part of an integrated project package. Based on these, a detailed design brief is developed.

Design at Fantalis Architects
We comply with the requirements for the design of recreation centers
The quality of design documentation affects not only the cost of building a tourist center but also its reliability and durability. Therefore, the project is submitted for review, which it can only pass if it meets all standards.

Design requirements are governed by codes of practice (SP), SNiPs, GOSTs, and SanPiNs, which regulate almost all possible architectural and construction solutions.

We design recreational facilities in full compliance with Russian national CAD standards (ESKD) and project documentation systems (SPDS), adhering to all applicable building codes and regulations. This ensures our projects successfully pass the state expert review.
A recreation center with a star rating
In 2017, a law was passed classifying hotels by category. Prior to 2020, hotel star classification in Russia was a mandatory multi-stage process. Operating a hotel without an official category was not permitted. It is wise to plan the desired category at the design stage to reduce the cost of obtaining it.

Our design ensures full compliance with all criteria for your target hotel star classification.
A tourism facility within budget
Each facility is created with the allocated financial resources in mind, from materials to construction costs. We avoid excessive functionality or decor and keep the maintenance costs of the future facility in mind. When designing tourist centers, it's important to keep construction timelines in mind, as long-term construction outside the city is expensive. Therefore, preference is given to materials and technologies specific to the specific location.

Location is what draws guests out of the city. A memorable experience in a beautiful setting ensures they will return. That is why we place such importance on meticulously designing the grounds of a tourist resort.
Our goal is to unlock the site's potential, utilize its natural topography, rather than leveling the area and starting from scratch. This emphasizes the natural features of the surrounding area and reduces landscaping costs.

People are drawn to tourist centers by bodies of water, forests, and clean air. Furthermore, there should always be opportunities for active and enjoyable leisure activities. A competitive project requires more than just a forest and a river for fishing; it requires considering numerous details that will ensure a positive experience.

When creating a recreation center design, we pay attention to details—from a good photo angle to easy parent-child monitoring—and thereby set the mood.

Guests eagerly share photos and impressions of a beautiful location with friends or on social media, fostering natural promotion.
Landscape design of a recreation center
We utilize all the site's advantages
When designing utilities, we consider the site's topography, soil characteristics, and climate to select the optimal technologies. This approach avoids unnecessary costs for utility installations, paths, and public areas.
Safe family vacations
Safety is a key focus during design – not just compliance with regulations, but also the sensible placement of facilities, and the selection of furniture and equipment to avoid accidents for all visitors, both adults and children.

Child safety is essential when designing any recreation center.

For example, to ensure that parents, children of all ages, and other vacationers feel comfortable, we plan different areas for them to relax without disturbing each other. We design playgrounds for different age groups and within easy sight of parents.
It's fun in any weather
It's best to think through what people will do when it rains in advance. All weather conditions should be considered when designing tourist recreation centers, where people often come literally for the weekend, so that guests don't feel like their holiday is ruined.

During the design stage, we always consider the issue of guest occupancy during periods of inclement weather. This consideration not only improves the level of service but also increases room occupancy.
Ease of Management
Our tourist center projects make facility maintenance seamless for guests. It's important to make the maintenance of the tourist center as seamless as possible for guests. At the same time, the needs of the service staff must also be considered.

When selecting materials and equipment, we consider the distance from the city, preventing minor breakdowns from becoming force majeure and ensuring uninterrupted operations.
A tourist center is designed in accordance with the adopted project concept once the design is ready. A master plan/general layout/layout solutions are created, followed by detailed design, and finally, a cost estimate. The documents reflect all architectural and construction details and the complete set of components for the tourist center.

The client receives a complete package of documents with which to begin work on the site (they can order these from us or choose our architectural supervision service to ensure the result precisely matches the plan).

Architectural design is carried out in stages:
  • Stage "P" Design execution that adheres to all applicable building regulations and industry norms.
  • Expertise and receipt of a positive conclusion.
  • Stage "RD" Preparation of working documentation, according to which the complex will be built.

The composition of the tourist center project includes all text documents and drawings with selected solutions:

  • AR (architectural);
  • TX (technological);
  • CR (structural);
  • IS (engineering);
  • Other solutions;
  • AI (interiors);
  • PZU (general site materials);
  • OS (environmental protection);
  • PB (fire safety);
  • MODI (accessibility for people with disabilities).
