The design of a health resort can be carried out once the concept has been developed and the business development plan has been approved.

1. Master plan of the spa center land plot
Contains sections, without the approval of which it is impossible to carry out excavation work on the proposed site, in particular:
- A plan for the further placement of buildings and structures of a health resort or guest house on the land plot.
- Layout plans for landscaping elements, recreation areas, and lighting fixtures on the site.
- A plan for carrying out construction work, including excavation of earth masses.
- Layout plans for required utility lines.
- Description of the vertical layout of the guest house site.
- Schemes of sanitary protection zones for each facility.
- The design of a guest house necessarily includes solutions for protecting buildings and structures from flooding, rising floodwaters, or groundwater.
- Road layouts, pedestrian areas, and location relative to highways and other transport routes are also included.
2. Detailed design
If the work is carried out in accordance with the Government Decree, two separate stages are distinguished: the actual design of the health resort or holiday home – stage "P" (Design) and the development of working design documentation – stage "RD" (Working Documentation).
This stage involves the preparation of working drawings required for construction, taking into account the specifics of the facility, including the layout of the main and auxiliary buildings and spaces. The specifications must include all materials and equipment that will be used in subsequent work on the facility.
Fantalis engineers must develop drawings for the installation of utility lines and the placement of fire and security alarms. Soundproofing requirements for resorts and guest houses, the seismic hazard of the region, etc. are also taken into account. These are not minor details; they are critical components that must be resolved to finalize the design.

3. Coordination of Spa Center working documentation
