Development of a hotel master plan

In essence, a master plan is the document that maps out how a site or territory will be developed, whether for new construction or the renovation of existing buildings and facilities.

At its core, a master plan consists of a scaled drawing (or a set of drawings containing various data about the planned project). This is created by superimposing a draft of the proposed development onto an engineering-topographic map or an aerial/satellite photograph of the site.

These images or drawings provide an understanding of the functional zoning of the land plot; decisions regarding planning, improvement, landscaping, and lighting of the area; the placement of existing and planned facilities; the organization (change) of the relief through vertical planning; the location of utility networks, and other data.

In addition to graphic materials, the master plan contains textual information describing the site and construction conditions, justifying design decisions, and the technical and economic indicators of the facility.

When developing a master plan, it is necessary to consider various factors influencing the choice of a particular land use plan: favorable building orientation to the cardinal points, optimal viewpoints of the surrounding space, compositional and aesthetic characteristics, technological features of the functioning of the designed facilities, engineering and technical aspects of the project, the presence of sanitary and water protection zones, and compliance with numerous regulatory requirements, including urban planning, sanitary, and fire safety.
